City of Kemi's separate district heating network is about 6 km away, which would enable energy feed up to 64 MW. Essential support functions such as industrial maintenance, industrial laboratory, 24/7 security, occupational health service point, and comprehensive factory services for area management are all readily available.

Veitsiluoto is particularly suitable for process and energy industries, logistics, and the further processing of industrial fractions.

2. Ajos

Ajos offers a variety of areas for industrial activities in the immediate vicinity of the Port of Kemi. The area has excellent logistics connections. Port of Kemi located in Ajos is Finland's northernmost general port and is open 24/7 every day of the year. Ajos has T/Kem zoning and developing electrical connections. There are several ongoing investment plans for the area, and possibilities for locating a solar power plant have also been explored.

3. Karsikko

Karsikko offers a large, 100-hectare undeveloped area for major investments. Karsikko is located near the Kemi deep-water port and the E75 motorway, which allows for smooth logistics. A power line reservation is in place for Karsikko, easing infrastructure development. T/Kem zoning is being prepared for the Karsikko area, and the process is expected to be completed in the summer of 2024.

Rajakangas is situated along good customer flows at the crossroads of the E8 and E75 roads, making the area easily accessible even with large vehicles. Gasum's gas station on the site provides both liquefied and compressed biogas, thus serving both heavy traffic and passenger cars. Rajakangas area is surrounded by many industrial value chains, which have potential demand for metal and machinery products and services. An area has been reserved in the business park for a possible implementation of an industrial railway. The maximum electric connection capacity for individual subscribers in the area is 4 MW, which can be increased with additional investments if necessary. The total connection power of the district heating network in the area is 5 MW.

Rajakangas is particularly suitable for commercial activity, as well as for metal and machinery industries and logistics.

5. Hittikka

Hittikka area is connected to the municipal center of Simo and has excellent access to the adjacent E75 road and the road network. Street network planning has specifically considered service access, infrastructure functionality and movement of heavy vehicles, and there is an area reservation for industrial rail connection. Hittikka has good accessibility to both Sea Lapland and Oulu.

6. Kemintulli
